Welcome to the Niseko Property newsletter for February 2007. Winter has smiled upon us in January with consistent snowfall and many good powder days, while by Niseko standards 2006/7 has not been a bumper year, we still have a base of over 3 meters and many great powder days.
Whilst there is more rental stock on the market, there has also been a reduction in beds available in Japanese style pensions as many of these pensions have been sold and demolished or turned into Western run businesses. Most tour operators have noted an increase in turnover of 10-15% from last year. Interestingly major British snow retailers Ingham’s and Crystals are starting to promote skiing in Japan, and we are anticipating stronger interest from Europe as the European season becomes more fickle.
There is continued strong interest in the purchase of land in the middle and lower village with many blocks being sold in the lower village during the busy Christmas New Year period. There are very few blocks available for sale in the middle village and even less anticipated to be released in the near future. Our listings are growing each week so make sure you check our website regularly to ensure you don’t miss your opportunity.
The best value apartments in the village continue to be the Yuki Yama and Shinsetsu apartments. These apartments have contemporary, yet functional interiors, and are in small boutique style blocks, centrally located but on quiet streets in the middle village only a minute walk to Seico mart, and a stones throw from the shuttle bus. We have one three bedroom apartment available in the Yuki Yama development at the price of ¥ 47 000 000. We have released 2 great log cabins in a co-listing with a local agent for 23 and 24.5 million yen respectively. The cabins are in a popular price range and will sell quickly. Additionally we have a great house on 260 tsubos in the middle village that will suit developers or investors with great views that cannot be built out.
